We require an income that meets three times the amount of the listed rental rate.

Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history.

We utilize industry leading software to ensure proper data encryption and secure payment processing for all our applications.
Rental Fees and Policies
We offer 12 month leases on our properties.

Rent is due monthly on the 1st of each month.
We provide the option to pay rent automatically online through credit card, debit card, or ACH (eCheck wire transfer) in your tenant portal.
One-time payments are also available in your tenant portal.
If ACH is available, the money will not leave your account immediately, so you will need to leave the balance in the account until the process is completed.

Yes, the security deposit is equivalent to one months rent.

Yes, tenant(s) are required to maintain renters insurance throughout the term of their lease agreement, with a minimum of $100,000 in liability coverage.

Pets are allowed with approval, please include any pets in your application (Pet Fee of $250).

To ensure standard of homes and promote a healthy community, we are smoke-free residences.
Maintenance and Utilities
We streamline communication to ensure proper maintence and communication with out tenants. Tenants are responsible for their respective utilities including water, gas, and electric.

The tenant shall be responsible for the payment of all utilities, including electricity, gas, and water, for the Premises during the term of this lease.
Our homes are served by Duke Energy for electric and gas and offer city water connection.

We strive for prompt and effective resolution of any maintenance issues. We will always fix everything that is our responsibility as outlined in your lease agreement.
Maintenance is performed in a timely manner and with coordination for your convenience.
If there are any damages that are not covered, please let us know and we may have a contractor that we can recommend.

The Tenant Portal is an important online tool provided for you at no cost to facilitate our operations and ensure an enjoyable living experience for your needs. Through the portal you will be able to:
Pay your rent online.
View your previous and upcoming payments.
Add your renter's insurance information.
Submit and track maintenance requests.

We will share an automated invitation for successful applications to your email and can provide additional helpful videos to ensure proper set-up.
